Linen Supply & Presentation
We supply linen, blankets, doonas, bedding, pillows, tea towles, kitchen cloths and towels. All are laundered, beds made and towels left at the end of the bed, hotel style.
Repairs & Maintenance
As part of our contract we set an agreed amount for repairs and maintenance issues that we know will arise. You can fix yourself or we can organise for you, no extra charge.
Contractors & Improvements
If necessary, owners might ask us to plan their improvements and block out the property for a period of time. We are more than happy to work with you on these improvements and help where we can.
Health & Safety
Health and safety of our guests is a high priority and that includes checking for hazards inside and outside the property. We will not risk danger to any person just to make a booking and will always ensure guest comfort is our top priority.
Cleaning & Turnover
Generally we have only a few hours to turn around a room, that means stripping all bedding, wiping everything and getting it ready for the next guest. Every guest should walk in and feel that they are the first to stay a the location.
Pet Friendly Cleaning
Some people have no problem allowing fur babies at their property, whereas others do not. We will work with you to set out your property rules and charge more cleaning fees to guests to ensure that the property is cleaned thoroughly inside and out.

What is caretaking?
Caretaking includes everything from getting the rooms ready for occupancy, to dealing with emergencies, supplying linen, cleaning and everything in between. Caretakers do not deal with marketing, bookings & general property management.
Claims Examples
Costs over an agreed amount require approval unless there is risk to life.
For example, a gas leak or a burst pipe that needs a plumber immediately and has the potential to cause irrepairable damage to the property.
Do I really need to allow for maintenance?
Yes, ongoing maintenance of your property is cheaper than waiting for it to fall apart and replace.
If you end up being booked very reguarly then things will need to be replaced and reguraly checked to ensure that they are still in good working order.
How simple is it to get started?
First we need to organise a site visit to determine property suitability, provide contracts and answer questions. We then arrange for professional photos and start to create your listings. The rates are set and we brief the caretaker in charge of the property so we can start advertising your property once we are sure that the online booking system has been thoroughly tested.
